Realtime Car Destruction!

How to make a car destruction simulation in REALTIME in Blender.
I just reached the most mature result of all my researches about this topic (being trying to figure out a good system for years!).

My old system with cloth simulation was not completely satysfying (4 fps and wobbly sometimes).
This new system instead works realtime (25 fps), with playable cars in Blender like a game, and with solid stable deformations.
